How Lee values a home
What goes into a property valuation in Goodwood.
An online estimate works from suburb averages. Two houses on the same road in Tygerdal or Monte Vista can sell months apart and hundreds of thousands of rand apart.
Lee’s valuation is his professional opinion after seeing your home. It is never a promise of a price, but it is a figure you can plan around.

Valuation questions
Before you ask for a valuation.
Something we haven’t covered? Call Lee on 083 448 2508 and ask him directly.
Is a market valuation the same as a bank or municipal valuation?
No. The City of Cape Town’s municipal valuation is used to work out your rates, and a bank valuation is done when someone applies for a bond. Lee’s valuation is a market valuation: what a buyer is likely to pay for your home now.
What should I have ready for the valuation visit?
Nothing is required. If you have them, approved building plans and a list of work you’ve done on the house, with rough dates, help Lee give you a sharper figure. There’s no need to tidy up first.
Why might my valuation differ from what my neighbour got?
Even on the same road, homes differ in erf size, condition, extensions and position. The market also moves, so a valuation from last year may not hold today. Lee will show you which sales he compared yours with.
Can I get a valuation if my home still has a bond on it?
Yes. A bond doesn’t change what your home is worth to a buyer. If you do sell, the outstanding bond is settled from the sale proceeds when the property transfers.
Do I need approved building plans to sell?
Additions and alterations should have approved plans, and buyers and banks often ask for them. If something on your property isn’t on approved plans, Lee will flag it at the visit so you can sort it out before it delays a sale.
My suburb isn’t in the form. Can you still help?
Choose “Other” and send the form anyway. If your home is outside the area we know well, Lee will tell you and point you in the right direction.
